Maintenance Technician
Position Overview: The Maintenance Technician plays an essential role in ensuring the functionality, safety, and cleanliness of the property. This position is responsible for performing various maintenance tasks, including repairs, preventive maintenance, and service requests, to provide a safe, clean, and functional living environment for residents.
Key Responsibilities:
Property Maintenance & Repairs: *Diagnose and perform repairs on plumbing, electrical, HVAC, and other building systems to ensure proper functionality. *Restore vacant apartments to move-in ready status, including painting, cleaning, and performing necessary repairs in compliance with company standards. *Respond to service requests from residents in a professional, timely, and courteous manner, resolving issues quickly.
Common Area Maintenance: *Conduct routine inspections and maintenance on common areas such as hallways, stairwells, and amenity spaces. *Perform cleaning, sweeping, and minor repairs in shared spaces to maintain a clean, safe environment. *Assist with pool maintenance and cleaning to ensure the area remains in optimal condition.
Preventive Maintenance: *Perform scheduled preventive maintenance tasks on HVAC systems, appliances, and other property systems to ensure they function optimally. *Maintain accurate records of maintenance activities and repairs performed.
Grounds & Property Upkeep: *Keep the property grounds neat, free of litter, debris, and pet waste. *Assist with landscaping tasks as needed, such as watering and inspecting irrigated areas. *Ensure exterior lighting is functioning and replace bulbs when necessary.
Resident & Team Support: *Promote positive resident relations through friendly communication and professional behavior. *Assist with apartment make-ready processes, including fixture replacements and lock changes. *Participate in on-call emergency service rotation to handle after-hours issues.
Qualifications & Requirements: *At least one year of apartment maintenance or related experience, or at least two years in a similar maintenance field. *CPO (Certified Pool Operator) Certification is a plus. *Ability to perform basic repairs in plumbing, electrical, and appliance systems. *Strong attention to detail and pride in delivering high-quality work. *Ability to lift up to 50 lbs. and work in various weather conditions. *Valid driver's license and reliable transportation. *Strong problem-solving skills and ability to work independently. *Willingness to work flexible hours, including on-call rotations and occasional weekends.
