About the role
Hyperion Residential Group is hiring a Property Manager to lead day-to-day operations at Seahawk Cove, a 48-unit, 144-bedroom student housing community in Wilmington, NC. You'll be the on-site leader responsible for resident satisfaction, leasing, collections, maintenance coordination, and the financial performance of the property.
Responsibilities
Oversee all daily on-site operations, including leasing, resident relations, and maintenance coordination
Drive leasing and renewals to hit occupancy and pre-leasing goals; conduct tours and process applications and leases
Collect rent, manage delinquency, and handle notices in line with company policy and NC landlord-tenant law
Coordinate maintenance requests, unit turns, vendors, and contractors; conduct regular property inspections
Maintain accurate resident files and records in the property management software
Assist with budgets, expense control, and monthly reporting to ownership and leadership
Respond promptly to resident concerns and help build a positive community
Ensure compliance with Fair Housing laws and company policies
Qualifications
2+ years of property management or leasing experience (student housing or multifamily preferred)
Strong customer service, communication, and organizational skills
Working knowledge of property management software (Entrata, Yardi, RealPage, or similar)
Comfortable with rent collections, budgets, and basic financial reporting
Able to work on-site and occasional evenings/weekends during peak leasing and move-in
NC real estate license a plus, but not required
